About Kathryn

Kathryn "Kathy" Vallee has been licensed since 2001 in both Utah and Arizona, and selling here in Utah since 2009. She has called Park City home for more than 30 years, which is long enough to have strong opinions about the best trails and long enough to know that Old Town does not behave like the places you can ski right up to, and neither of those behaves like the family neighborhoods out in the Snyderville Basin. After 25 years in the business, she has stopped guessing about how a market moves. Kathryn represents buyers and sellers across Park City, Old Town, Deer Valley, Deer Valley East Village, Jordanelle, Heber City, and the rest of Summit and Wasatch County. She also spends a good part of her week coaching and mentoring her team, which she loves nearly as much as closing day.

On paper, Kathryn is a Certified Luxury Home Marketing Specialist™ (CLHMS) with Guild Elite™ recognition, the highest level the Institute for Luxury Home Marketing awards, earned through documented performance in the luxury market. She has held the designation since 2004, which puts her among a small group of agents with more than two decades in the Institute's ranks. She is also a Graduate, REALTOR® Institute (GRI) and a Certified Residential Specialist (CRS), with a Bachelor of Science in Interpersonal Communications. The credential that shaped her most, though, does not come with letters after her name. She is second generation, raised in Tucson, Arizona in a family of real estate investors, with a mother who sold real estate for 38 years, so dinner table conversation basically counted as training. Her own years as an investor taught her to read a house the way some people read a room. She notices flow, proportion, and where a wall is quietly wasting space, and she can usually spot the handful of changes that will raise a home's value before it ever reaches the market. That eye is especially useful in new construction, where choosing the right lot is the one decision a buyer cannot undo later. Her long relationships with local developers and colleagues also mean her clients often get a look at properties before the rest of the world does.

Her approach comes down to keeping things simple, discreet, and handled. Many of her clients are juggling two moves at once, selling one home so they can buy the next, and her real job is lining those pieces up so no one ever feels the strain of it. "I can't imagine a happier moment than helping a family move into the right home," she says. "Often that means quietly coordinating the sale of the last one at the same time." Before real estate, Kathryn was a professional fiber artist whose work, woven by hand, appeared in juried exhibitions and galleries around the country, which is a roundabout way of saying she has cared about how beautiful things are made for a very long time. These days you will find her in Park City with her family, probably outside.
